Why we specialize in acreage
Our first rule of advice is simple: a home on an acre or more is a different animal than a subdivision house. The lot, the water, the zoning, the outbuildings, the irrigation rights, they all matter as much as the kitchen. Most agents treat land as a footnote to the square footage. We treat it as the reason you are buying in the first place, and our team has spent years getting fluent in the details that make or break an acreage purchase: well logs and septic records, Ada and Canyon county zoning codes, water rights, HOA documents, and the quiet differences between one town and the next.
A low-pressure way of working

Acreage sells to a different buyer than a subdivision home, often from out of state, often on a timeline, always with questions about the land. We price with the current market, prepare the well and septic story before a single showing, and market your property to the buyers who will actually understand what you built.
