Nampa is Idaho's second-largest city, and it still has working farmland in its rearview mirror. Acreage buyers find mini-ranches on the east and north edges, hobby farms along the Deer Flat bench, and plenty of one-to-five acre parcels within a 30-minute commute of Boise.

The bench south of town is classic acreage country: open ground, big skies, and views toward the Owyhees. Nampa runs its own schools, hosts the Snake River Stampede, and has the valley's most complete set of local services outside Boise.

  • One to five acre parcels are the most common profile, with deeper ag parcels beyond the developed edges.

Water, wells, and septic

Developed Nampa neighborhoods have city water and sewer. Bench and fringe acreage runs on private wells and septic, and irrigation water is available across much of the farmland, which matters if you plan pasture or hay.

Schools

The Nampa School District #131 serves most of the city, with portions of outlying areas falling to the Vallivue, Kuna, or West Ada districts depending on address.

Commute

Downtown Boise is about 30 to 33 minutes by I-84 in normal traffic, more during peak commutes. Meridian and Caldwell are each roughly twenty minutes away.
