City services in town; wells and septic on ag land

Caldwell is the county seat of Canyon County, an agricultural town with a restored downtown, orchards, vineyards, and some of the valley's deepest bench land. Acreage here ranges from river-bottom farms to dry-side hill parcels, with a working agricultural economy and a town center that fills Indian Creek Plaza for concerts and markets.

Caldwell is also a town our two-agent team knows deeply: our agents have represented acreage buyers and sellers across the valley and know this market as well as any. Buyers who want genuine farm country, ag zoning, and a real downtown tend to land here.

The land itself

What acreage looks like here in Caldwell

  • Working orchards, vineyards, and field crops in and immediately around town.
  • Rural residential parcels on 2-acre average lots fill the transition areas.
  • Larger agricultural tracts carry 40-acre base zoning, with limited divisions allowed by county rules.

Water, wells, and septic

City water and sewer serve developed Caldwell. On agricultural and rural parcels, private wells and septic are standard, and surface irrigation water is common on orchard and field land, a real asset for buyers who want to grow.

Schools

The Caldwell School District #132 and the Vallivue School District share the city, so your address determines which district and which schools apply.

Commute

Downtown Boise is about 30 to 32 minutes by I-84, and Meridian about 21 to 25 minutes, which puts both the metro and the airport in reach without living in them.
