Boise is where the Treasure Valley's acreage story starts: a capital city ringed by sagebrush foothills, where homes on an acre or more sit close enough that downtown, the airport, and the Boise River Greenbelt are all a short drive away. They are not what most people picture when they hear "Boise." Inside and just outside city limits, acreage tends to cluster in established foothills neighborhoods, along the river benches, and in the unincorporated pockets of Ada County that carry a Boise address.

For buyers who want land without leaving the city, Boise acreage means mature trees, hillside views, and real privacy. Utility setups vary parcel to parcel, city water and sewer in some spots, private wells and septic on the fringes, so confirming what each property runs on is one of the first things we check with a buyer.

  • Most 1+ acre parcels sit in foothills neighborhoods and river-bench areas rather than the flat farmland west of the city.

Water, wells, and septic

Inside city limits and many annexed neighborhoods, city water and sewer are standard. On foothills and bench parcels, private wells and septic systems are the norm, with well permits issued through the Idaho Department of Water Resources and septic systems permitted by Central District Health.

Schools

The Boise School District serves the city core, while a number of western and southwestern neighborhoods fall in the West Ada School District (Meridian Joint School District No. 2). Your exact address decides, and it is worth confirming before you buy.

Commute

Downtown, the airport, and the Greenbelt are the draw. Foothills acreage can be a short drive from the capitol, with commute pain mostly concentrated on a few chokepoints at rush hour.
