Eagle is the Treasure Valley's horse country. North of State Street and along the foothills, white fencing and arena barns are as common as mailboxes, and homes on one to five acres make up a big share of the market. It keeps the smallest-town feel of the valley's larger cities while sitting only about ten miles from downtown Boise.
Buyers come to Eagle for the equestrian lifestyle, foothill views, and room for pasture. The west side of town still has working farms; the east side edges up toward the dry-farm benches of the foothills, where the views open up and the lots get bigger.

What acreage looks like here in Eagle
- Equestrian properties from 1 to 5+ acres are the classic Eagle profile, often with barns, arenas, and turnout already built.
- Foothills parcels on the east side carry bigger acreage and the best panoramic views.
- West Ada School District covers most of Eagle, which is a draw for families.
Water, wells, and septic
In town, city water and sewer are typical. On the bench parcels and larger lots, private wells and septic are the norm, and irrigation water for pasture and hay is available in many areas. Ask us to check the well and septic on any Eagle property before you fall for the barn.
Schools
The West Ada School District (Meridian Joint School District No. 2) covers most of Eagle, including its neighborhood elementary and middle schools and Eagle High School.
Commute
Eagle to downtown Boise runs about 15 to 20 minutes via Idaho 16 or Eagle Road, longer at peak hours when Eagle Road backs up.
