Acreage Homes Inside Boise City Limits
Acreage exists inside Boise city limits, but it is not the flat farmland of the west valley; it is foothills and river-bench parcels where a one-acre lot comes with city convenience. Many buyers assume you must leave Boise to get land, yet established foothills neighborhoods and unincorporated Ada County pockets offer homes on an acre or more with a Boise address.
Where Boise's acreage is
Most 1+ acre homes cluster in the foothills north of the city, along the bench above the Greenbelt, and in unincorporated county pockets that carry Boise addresses and city-adjacent services. These are older, established areas with mature trees, views, and internal driveways rather than cookie-cutter blocks, which is exactly why they hold their appeal.
The utility question comes first
Utility setups vary from parcel to parcel in a way subdivision buyers never think about. Some Boise acreage has city water and sewer; much of the foothills and bench runs on private wells and septic, with well permits from the Idaho Department of Water Resources and septic permits from Central District Health. Knowing which applies to a specific lot is step one, and step one is not optional.
Schools and lifestyle
The Boise School District serves the city core, with parts of the west and southwest in West Ada, so your exact address decides your schools. The lifestyle is the easiest acreage compromise in the valley: foothills trails out your door, the Greenbelt downstream, downtown, the airport, and Bogus Basin all within a short drive.
