How to Finance an Acreage Home in Idaho

Acreage homes finance differently than subdivision houses because lenders weigh the land itself: most programs want the site value at roughly 30 percent or less of the appraised total, and the well and septic must meet program standards. Conventional, FHA, VA, and USDA loans all work in Idaho, and USDA is the only one offering 100 percent financing in eligible rural areas, subject to income limits.

The land-value rule

Lenders treat a property as a home with land, not as a land purchase with a house, and a common underwriting guideline caps site value near 30 percent of total appraised value. A heavily treed five acres in Eagle usually clears the test; a bare 40-acre parcel with a small house may not. Knowing the ratio before you shop keeps you in realistic territory.

USDA, FHA, VA, and conventional

  • USDA Rural Development Guaranteed: 100% financing in eligible rural areas, income limits apply, and the parcel must be predominantly residential with a recent water quality test
  • FHA: private wells must be safely separated from drain fields, and water must test potable
  • VA: appraisers split-value the home and excess acreage, and the well and septic must meet local standards
  • Conventional: often the most lenient on well and septic, but excess land can be excluded from the loan value

The Idaho Housing and Finance Association (IHFA) works with lenders across the state and can pair down payment assistance with a first mortgage, including on acreage. The practical advice is the same for every buyer: work with a lender who does rural lending regularly and get pre-approved before you start touring properties.
