Large Lots and Mini-Ranches in Meridian, Idaho
Meridian's acreage is mostly new: one to two acre lots on the city's edges built in the last twenty years, plus genuine mini-ranches south toward Kuna. It is the valley's easiest land-plus-city-services compromise, with West Ada schools and a 15 to 17 minute drive to downtown Boise.
The new large-lot profile
Much of Meridian's acreage sits in newer neighborhoods at the north, south, and east fringes, where builders put homes on full acres rather than quarter-acre pads. These properties bring modern construction, low maintenance, and city services right up to the lot line. Rules vary by neighborhood, so always ask whether a specific lot has CC&Rs or an HOA and what they allow: livestock, outbuildings, and fence choices differ from subdivision to subdivision.
The mini-ranch south end
Below town toward the Kuna border, the character changes: larger parcels, corrals, outbuildings, and open ground. Some of this south-end ground still runs on wells and septic even though it feels close to everything, and irrigation water is common on the agricultural parcels.
Why families choose it
West Ada schools cover most of Meridian, the interstate puts downtown Boise 15 to 17 minutes away, and Kleiner Park, Settlers Park, and Meridian Speedway give the city its own rhythm. For a family that wants land plus modern everything, Meridian is the most practical acreage in Ada County.
