Shops, Barns, and Outbuildings: What to Look For

On acreage, the shop is often the deciding feature: a heated shop with power and a slab can matter more to a buyer than an extra bedroom. Barns, sheds, and outbuildings add real utility, but they also add inspection questions about roofs, foundations, electrical work, and whether each building was permitted in the first place.

What buyers value most

A proper shop, insulated and heated with adequate power, tops most acreage wish lists, followed by a sound barn, RV parking, and covered equipment storage. Lean-tos and sheds are nice, but condition matters more than count: one solid 40 by 60 shop beats three leaning sheds.

The inspection list

  • Electrical: was the power to the shop permitted, and does the panel handle your tools?
  • Roofs and siding: age, leaks, and rot on every building, not just the house
  • Foundations and slabs: cracks, settling, and gaps at the sill
  • Placement: buildings must clear the septic tank and drain field, and meet county setbacks
  • Rodents and nesting: active infestations in barns and sheds are common and fixable, but costly

Can you build what is missing?

If the property lacks a shop you want, ask whether the county will allow one: zone, setbacks, and lot coverage all apply, and some rural-residential zones are more restrictive than buyers expect. Knowing the answer before you buy keeps the dream build a dream rather than a fight.
